Coldwell Banker nabs representation of most expensive luxury real estate listing in Aspen
A private retreat nestled on 800 acres in Aspen has hit the market for $220 million, making it the most expensive real estate offering in North America’s priciest ski town.

Aspen Valley Ranch, listed by Chris Souki of Coldwell Banker Mason Morse, is a private gated community boasting eight custom homes and more than 80,000 square feet of unrealized residential development potential. Designed in a “ranch modern” aesthetic, the sprawling, resort-style compound also features a swimming pond with a dock, and miles of outdoor trails for everything from snowmobiling to horseback riding.
Owner and developer Charif Souki says the layout and design choices pay homage to the ranch’s rich Old West history.
“We let the land and historic structures dictate the overall aesthetic,” Souki said in a release. “This ranch has been in existence since the late 1800s and we believe that our vision enhances and preserves the Ranch’s historic legacy.”
The compound centers on a 3,500-square-foot communal “Ranch House” with an open theater, wine room, Steinway Spirio Player Piano, and a 14-seat dining room with a custom chandelier designed by French sculptor Eric Schmitt. An adjacent barn adds 2,000 square feet of family-friendly entertainment, including arcade games, ping-pong, a pool table and an eight-seat bar.
The ranch’s custom residences, designed by Michael Fuller Architects and Poss Architecture, range from 4 to 5 bedrooms. Each boasts more than 5,000 square feet of living space, dramatic views and total privacy. To stay in mogul-shape, residents also have access to a gym with a 25-yard pool, steam room, locker room and hot tub concealed by a retractable floor. True to any self-respecting Colorado ranch, the property also boasts a horse barn with eight horse stalls.
Although the ranch features a number of personal touches by the Souki family, Charif says the developers have left room for a new owner to make it their own.
“In developing this with my children, we each had the opportunity to express our individual creativity while keeping true to theme,” he said. “The core is complete, but there are enough entitlements for the next owner to add their touch. For us, it is time to move on to the next project.”
The ranch lies 20 minutes from the center of Aspen and about 15 minutes from the Airport Pitkin County Airport.
